Sellwood

Sellwood is located three miles south of downtown Portland on the east side of the Willamette River. Once known simply as “Oregon Country,” this area is rich in history stretching back to the late 1840's before Oregon was even a state. Previously operating independently with its own city council and sheriff, it became a part of Portland in 1893.

VIBE AND STYLE

This community is attractive to anyone looking for a home minutes from the excitement of downtown. Residents have a strong sense of community, enjoying time with neighbors, tending their lawns and gardens, and walking in the parks.

Area homes reflect the neighborhood’s history and small town charm. Choose from a broad collection of architectural styles including Victorians, Craftsman bungalows and urban townhomes. Mature trees line the streets where couples are often seen pushing strollers, walking dogs and heading to area attractions. For those who enjoy living on the water, floating homes are anchored along the section of the Willamette River downstream of the Sellwood Bridge.

LOCAL SCENE

You’ll find a full range of thriving local businesses including specialty retail stores and cutting-edge eateries. Just up the street, Oaks Amusement Park and Skating Rink has been entertaining local families since 1905. But that’s not all; Sellwood is best known for its assortment of antique shops including the 30,000 square foot Stars Antique Mall, where collectors travel from out-of-town to browse for treasures. The Sellwood Community Center is on the National Register of Historic Places and offers residents indoor recreational activities and features a swimming pool, basketball courts, gymnasium, meeting rooms, and outdoor picnic tables and a playground.

OUTDOOR SANCTUARY

Approximately two miles in length and a mile wide, this teardrop-shaped area is rich in natural and recreational amenities. Four parks make up over 71 acres, and the 145-acre Oaks Bottom Wildlife Refuge is a birdwatcher’s paradise, isolated from the urban bustle of the city. Boat docks along the Willamette River offer residents easy access to boating and wildlife activities year-round.

Private mortgage insurance is an insurance policy that a residential mortgage lender requires of the borrower if the loan-to-value (LTV) ratio of the home is greater than 80%. Mortgage insurance protects the lender from the risk that the borrower may default on the loan. Federal law requires lenders to notify borrowers when the loan-to-value ratio drops below 80%. Mortgage insurance premiums vary, but generally range from $1,000 to $5,000 a year for an average priced home.
